TRAVIS OAKS NEWS - January 2010
1. Annual Owner's Meeting Scheduled:
- February 4th, Clarion Inn (same place as last year's meeting), Time TBA
- Last year's expenses and 2010 budget will be distributed.
- We have 3 members whose board term ends in February (at the annual meeting). If you would like to nominate yourself or someone else for a 2 year term, please forward. The current board is prepping for the transition.
2. Projects Completed – November/December:
- Tree next to N.E. dumpster was cut down due to disease.
- Broken locks on entry and exit pedestrian gates were repaired.
- Electrical problem with outside lights at the dog park and building 25 were fixed.
- All roof replacements were completed!
3. Previous 2009 Completed Projects:
- Replaced many sprinkler heads and found a 3rd irrigation control unit that was hidden. Sprinklers should be in good working order for 2010.
- The City replaced the complex's main water meter that was unknowingly broken for several years. Travis Oaks received credit towards our next bills. Our lawyer is looking into the issue and determining whether or not we deserve more credit.
4. Projects Scheduled For January/February:
- 1-2 Decks
- Winter grounds maintenance: Pruning (cutting back) the banana trees at the pool. You may have noticed the grounds crew only visit bi-weekly now for the winter season.
5. Your Duty as a Resident or Owner:
- As our condos age, issues begin to arise. One issue we are seeing more frequently is air conditioner overflow leaking into your unit or, if you're on the 2nd floor, leaking into the unit below. The a/c in your furnace closet collects water as it runs which then drains outside the building via a PVC pipe. This pipe can become easily clogged, especially if you have pets or are working on home improvements (dry wall dust is a big culprit). Make sure that at least twice a year you pour a cup of chlorine bleach into this pipe. The chlorine will keep the pipe cleaned out on the inside, so it doesn't clog and cause your a/c to overflow. If you need help finding your a/c water pipe, contact the board or ask a neighbor.
- If you see non-compliance of HOA rules, please turn in owner, or pet description to Real Manage.
- If you see suspicious characters or activity on TO grounds, please call the police.
6. Long Term Needs:
The board has recognized future long term projects and deferred maintenance:
- Complex image improvement: Exterior has a very 80's appearance. To increase property values, the complex needs to address building siding (and rotting) and color, mailboxes, and signs. A "South Austin", modern, decor is in mind to better fit in with the neighborhood, including:
- Decks and wood walkways.
- New asphalt, drainage, & paint striping for drive areas and parking
- Landscape and tree maintenance and condition, partnership with an arborist.
- New fencing, structure, especially between the two areas next to the juvenile facility and CVS.
- The Travis Oaks sign outside the entrance of the complex is need of replacement.
- Please submit any designs or ideas for above, and list if you can help. Remember, we want the "South Austin" decor as inspiration. Provide photos of places that inspire you!
